The applicant is requesting a site-specific Official Plan Amendment (OPA) and a site-specific Zoning By-law Amendment (ZBA) in support of the applicant’s proposed draft Plan of Residential Subdivision (SDN) on the lands at the southeast corner of Richmond Street and St. Luke Road.
OPA: Applicant proposes to change the designation of the subject lands from Business Park and Industrial to Residential to permit the proposed residential uses on the subject lands.
ZBA: The applicant proposes to re-zone the subject lands from MD2.1 & HMD1.4 to RD2.2 to permit the proposed residential uses (semi-detached and townhome dwellings) on the subject land.
SDN: The applicant proposes to develop a residential subdivision consisting of 12 blocks containing 24 semi-detached dwelling units, 13 blocks containing 51 townhome dwelling units, 1 block for stormwater facility, 1 block for corner cut-off, 3 blocks for Land Reserves, and one proposed new road allowance (Street A). 75 dwelling units are proposed within the subject plan of subdivision. The proposed new road allowance will be accessed from Richmond Street and will terminate southerly in a cul-de-sac.
The development, as proposed, is not subject to Site Plan Control.
