The applicant is requesting amendments to the Official Plan and Zoning By-law 8600 for the lands located on the southeast corner of Walker Road and Cabana Road East in the city of Windsor. The current designations of the site are “Mixed Use Centre,” “Mixed Use Corridor,” and “Industrial” on Schedule D: Land Use Plan of the City of Windsor Official Plan (OP) Volume 1; and zoned Manufacturing District 1.2 (MD1.2) and Commercial District 3.3 (CD3.3) by By-law 8600. 

The applicant proposes to amend the OP to uniformly designate the site as a Mixed Use Centre, and change the zoning of the site to Commercial District 3.6 (CD3.6) to support the proposed [NM1] development of 5 commercial buildings (includes a drive-through restaurant and a grocery store) and 2 combined-use buildings on the subject site. The proposed combined-use buildings contain a total of 74 dwelling units and are designed as one 5-storey building containing 44 dwelling units above ground floor commercial uses, and a 3-storey building containing 30 dwelling units above ground floor commercial uses. 956 on-site parking spaces are proposed.
