When Do I Need A Consent

  • To sever land for the purpose of creating a new lot 
  • To register easements and rights-of-way in excess of 21 years
  • To convey a portion of a lot for the purpose of a lot addition to abutting lands
  • For a partial discharge of a mortgage
  • To lease land/structure in excess of 21 years
  • To validate a property title

To ensure proper and orderly development, consents can only be considered for limited lot creation where it has been determined that a Plan of Subdivision is not necessary.

Steps:

  1. Initiate your pre-application consultation on the Citizen Portal
  2. Consultation Process (Required) – once complete, you will be invited to formally make an application. 
  3. Submit consent Application to Committee of Adjustment on the Citizen Portal and pay the fee.
  4. Notice of Hearing and Circulation of Application.
  5. Public Hearing and Decision Making Process
  6. Notice of Decision
  7. Final and Binding Decision

Application Requirements:

Submission of a complete application will expedite the City's review of your proposal.  This includes the completion of the application form, a conceptual site sketch illustrating the proposed development, application fee, and any additional information identified by the City during the pre-consultation.
