Construct one multiple dwelling containing 16 dwelling units with a proposed building height of 12.0 metres consisting of 3.5 storeys and a total of 19 parking spaces, including two accessible parking spaces, in a parking area with access from McKay Avenue.
The applicant is requesting an amendment to Zoning By-law 8600 from Residential District 1.4 (RD1.4) to Residential District 3.1 (RD3.1) with a zoning exception for a reduction in minimum front yard depth from 6.0 metres to 5.0 metres, a minimum side yard width of 3.0 metres, required parking at a rate of 1.18 spaces per dwelling unit, permitting front yard parking, minimum parking area separation of 4.2 metres from McKay Avenue and Eglington Street, and deeming the lot line along McKay Avenue as the front lot line.
The development as proposed is subject to Site Plan Control.
The parcel is designated Mixed Use Node on Schedule D: Land Use in Volume I of the City of Windsor Official Plan; is zoned RD1.4 by Zoning By-law 8600; has frontage (lot width) along Eglinton Street of 34.4 metres, frontage (lot depth) of 42.6 metres along McKay Avenue, and an area of 1,462 metres squared; has a rectangular shape; and is occupied by a single-unit dwelling.
