The applicant requests a site-specific exemption to the existing RD1.3 zone to permit the construction of a semi-detached dwelling with 2 additional dwelling units on one side and 1 additional dwelling unit on the other side, for a total of five (5) dwelling units. The semi-detached dwelling will be severed along the common wall. Two parking spaces accessed from Bridge Avenue are proposed. Site-specific exceptions are requested for reduced minimum lot width (from 15 metres to 13.1 metres), decreased minimum lot area (from 450 square metres to 429.6 square metres), increased maximum lot coverage (from 45% to 47%), increased minimum front yard depth (from 3.38 metres to 7.5 metres), decreased minimum rear yard depth (from 7.5 metres to 6.8 metres), and increased maximum gross floor area (from 400 square metres to 421.74 square metres).

The subject parcel is currently occupied by a single detached dwelling and an accessory building. 

The parcel is designated Residential on Schedule D: Land Use in the Official Plan; zoned RD1.3 by Zoning By-law 8600; and has an area of 429.60 square metres, a frontage of 13.1 metres, and a depth of 32 metres.

The development as proposed is not subject to Site Plan Control. All plans and elevations are conceptual and subject to change.
