The applicant is requesting an amendment to Zoning By-law 8600 from RD1.3 to RD3.1 with a site specific exemption to permit a townhome dwelling with three dwelling units. The parcel is designated Residential in the City of Windsor Official Plan; zoned Residential District 1.3 (RD1.3) by Zoning By-law 8600; has a lot width of 18.29 metres, a lot depth of 32 metres, and a lot area of 585.28 square metres; and is occupied by a single unit dwelling.

The applicant intends demolish the existing dwelling and construct a townhome dwelling with three dwelling units and six parking spaces. The parking spaces will be accessible from the north-south alley. A site specific exception is required to reduce minimum lot frontage from 20 metres to 18.29 metres, and the minimum total lot area of 600 square metres (200m2 per unit) to 585 square metres.
