The subject lands consist of two parcels (3842 and 3846) located on the west side of Peter Street between Hill Avenue and Chappell Avenue. The parcels are designated Industrial on Schedule D: Land Use in the City of Windsor Official Plan, are zoned Development Reserve District 1.1 (DRD1.1), and are occupied.

The applicant is requesting an amendment to Zoning By-law 8600 changing the zoning from DRD1.1 to Manufacturing District 1.2 (MD1.2) and Manufacturing District 1.4 (MD1.4) to primarily allow the expansion of the contractor’s office and secondarily improve the usability of the parcels in the future. Any expansion will be subject to site plan control. The applicant has submitted Stage 1 and Stage 2 Archaeological Assessment (please contact the assigned planner to obtain a copy of the Archaeological Assessments).
