The applicant is requesting an amendment to Zoning By-law 8600 to construct a multiple dwelling with four dwelling units. The parcel is designated Residential in the City of Windsor Official Plan; zoned Residential District 3.4 (RD3.4) by Zoning By-law 8600; has a lot width of 15.24 metres, a lot depth of 27.52 metres and a lot area of 419.4 square metres; has a rectangular shape and is currently a vacant lot.

The previous building, a multiple dwelling containing four dwelling units, was recently demolished in May 2018 (Permit 2018 123519 000 00). The applicant intends to build a similar structure however; the (RD3.4) zoning does not permit new construction. The applicant also intends to create four parking spaces in the rear yard with access from the north-south alley.
