The subject property is currently zoned CD1.4 (Commercial District 1.4) under Zoning By-law 8600. The property consists of a corner lot located at the northwest corner of Totten Street and Northway Avenue, as well as the parking area to the west of their building fronting on Daytona Avenue. (See attached neighbourhood map for limits of the property. Please note that the adjacent property at 2780 Totten Street is not part of this rezoning application.)

The applicant is proposing to construct a 1-storey structure to the north of the existing building on the property to operate a Child Care Centre on this property along with a variety of other services offered at their centre. The proposed addition to the existing building is currently going through the Site Plan Approval process. The conceptual plan attached to the application indicates that the exiting parking area to the north of the existing building will be occupied by the new addition for the child care centre, however the existing parking area to the west of the building will remain. Access to the parking area from Daytona Avenue will remain unchanged.
