The applicant is requesting an amendment to Zoning By-law 8600 by adding a site specific exception to allow a residential development consisting of two multiple dwellings with a building height of 18.3 metres, with a total of 92 dwelling units (46 units per building) over six storeys. A total of 123 parking spaces, including six accessible parking spaces, ten bicycle parking spaces, and two loading spaces, are proposed. Vehicular access to the parking area is from Alexis Road and Alice Street. No changes to the existing brick building (school building) are proposed other than a reconfigured parking area of 30 parking spaces (including two accessible parking spaces). Proposed lot coverage is 26.5%, and minimum landscaped open space yard is 28.0%.

The parcel is designated Residential on Schedule D: Land Use in the Official Plan, zoned Institutional District 1.1 (ID1.1) in Zoning By-law 8600, and has a lot area of 0.81 hectares (2.0 acres) and a lot frontage of 67.67 metres along Reginald Street.

The conceptual site plan is subject to change. The proposed development is subject to site plan control. The applicant intends to sever the proposed residential development from the school parcel.
